When you’re buying a home, it feels like the most important thing happening in your life. It impacts your entire future—emotionally, physically, and financially. It’s exciting, but it can also be stressful.

 

When you’re selling a home, it’s just as major. You’re closing a chapter, possibly saying goodbye to memories, and trying to maximize your profit. That’s emotional and stressful.

 

But when you’re doing both at once? That can feel like full-on stress-mode. You’re navigating multiple parties, multiple realtors, multiple timelines, and multiple outcomes. It’s a lot.

So why are we talking about this? Because more and more homeowners are buying and selling simultaneously right now. It’s actually possible again in this market, unlike the chaos of a few years ago. During the height of the low-interest-rate frenzy, this type of move was almost impossible unless you had cash or didn’t need your sale to be contingent (nerve-wracking). 

Today’s market is a little more balanced, and this kind of move is doable again. But it still takes a plan. Here are three things to think about if you’re considering buying and selling at the same time:

 

  1. Prep Your Home to Stand Out
    There’s more inventory on the market now, so buyers have options. Your home has to shine. Start with decluttering and depersonalizing -- those two steps alone can transform the way your home feels.

    From there, focus on the little details that many sellers overlook. Think fresh paint, clean baseboards, tidy landscaping, and updated lighting fixtures. 

     

  2. Prep Yourself for the Purchase
    Talk to your lender early -- before you even think you're ready. It’s never too soon to explore your numbers and have a few loan scenarios mapped out. Especially if you're depending on the proceeds from your sale.

     And don’t wait to start house-hunting. Even if you’re not ready to buy just yet, go see homes. The more you explore, the more you’ll learn what truly matters to you and what you can compromise on. It might feel like you have time... until suddenly, you don’t.

     

  3. Manage Expectations (and Emotions)
    This process is a little bit “hurry up and wait.” Things can move quickly once they start, and aligning your sell and buy timelines can feel like a puzzle. That’s where your agent steps in (👋), to help manage logistics, negotiations, and most importantly, your peace of mind.
