Colorado Housing and Finance Authority (CHFA)
CHFA is the state's leading agency for homebuyer assistance, offering several programs that combine affordable mortgages with down payment and closing cost support.
Down Payment Assistance Grant: Provides up to 3% of your first mortgage amount (up to $25,000) as a grant—no repayment required.
Second Mortgage Loan: Offers up to 4% of your first mortgage amount (up to $25,000) as a second mortgage. Repayment is deferred until you sell, refinance, or pay off your first mortgage.
Impact Development Fund (Larimer County and Weld County)
Serving areas including Loveland and Fort Collins, this program offers:
Down payment assistance up to 20% of the purchase price or $30,000 (whichever is less).
Available to first-time buyers with income at or below 80% of the area median income.
Must use FirstBank for the primary mortgage.
